Breaking Ground
Unsere Leidenschaft für die Entwicklung und den Verkauf von Immobilien in den beeindruckenden Skigebieten Österreichs begann im Jahr 2006. Søren, unser Entwicklungsdirektor, war im Skiurlaub in Bad Gastein und fuhr mit der Hauptseilbahn Stubnerkogel, umgeben von den atemberaubenden Alpen.
During the ride, he struck up a conversation with a fellow passenger, and the discussion took an unexpected turn. The man mentioned an old property for sale in town—a property many might have overlooked, but one that immediately captured Søren’s interest. In that simple conversation, the foundation for what is now AlpenLiving was laid.

The First Property: Haus Johann
Our journey began with Haus Johann—a grand villa from 1887 that bore the marks of time and was in desperate need of care. The property had a rich history, dating back to Bad Gastein’s heyday when kings and emperors flocked to the town to experience its thermal baths, festivities, and natural beauty.
But the project demanded more than just vision. From the outset, our strong collaboration with local contractors proved essential. Their expertise and deep knowledge of the area’s architectural traditions were invaluable—not only as partners during the brainstorming phase but also as the driving force behind the renovation work.
The renovation of Haus Johann was a carefully balanced process. We preserved its charming Alpine character while upgrading the property with modern features. Original beams, traditional façade details, and historical elements were retained and seamlessly combined with contemporary comforts and functionality.
This process taught us a great deal—not only about property development but also about respecting the culture and history of the region. The dream of owning a holiday home in the Alps became a reality for nine Danish buyers, and within a year, all the apartments were sold. This first project gave us a true taste for developing and selling holiday properties in Austria.

Growth Since the Beginning
Since our first project in Bad Gastein, we have significantly expanded our activities, leaving our mark on some of Austria’s most popular ski destinations. Our focus has always been on creating unique properties that reflect the area’s history while offering modern luxury.
Here are some of the key destinations we work with:
- Bad Gastein: Known as the “Monte Carlo of the Alps,” this iconic spa town combines dramatic mountain landscapes with historic architecture and thermal baths. Here, we have developed over 70 properties, blending the town’s cultural heritage with modern comforts.
- Bad Hofgastein: Neighboring Bad Gastein, this town offers a more relaxed atmosphere focused on wellness and family-friendly activities. We have developed 26 properties here, ranging from large chalets to apartment buildings near the ski lifts and thermal baths.
- Wagrain: Centrally located in the Ski Amadé region with direct access to the Grafenberg lift, Wagrain is a favorite among skiers. Here, we created 13 chalets and 24 apartments—all with ski-in/ski-out facilities.
- Alpendorf: A luxurious ski resort where we have built a large aparthotel with 36 apartments. This destination offers exceptional skiing and a tranquil atmosphere for relaxation.
- Katschberg: A family-friendly area known for its wide slopes and focus on child-friendly activities. We have built 19 apartments with direct lift access here.
- Fieberbrunn: Renowned for its off-piste opportunities and as part of the impressive Skicircus Saalbach-Hinterglemm-Leogang-Fieberbrunn. We recently completed 34 apartments in a brand-new aparthotel just a few meters from the main lift.
Each project is unique, but they all share a balance between tradition and innovation. We consistently aim to preserve the area’s authentic charm while delivering modern solutions that make life easier for owners and guests alike.

The Future of AlpenLiving
From a chance conversation on a ski lift to developing over 150 holiday homes, our journey has been driven by a passion for property development and the mountains. But we are far from finished.
We continue to explore new opportunities and create unique properties that combine history, modern comfort, and exceptional locations. Our collaboration with local contractors remains at the heart of our work, as their knowledge and craftsmanship ensure that our projects both respect and enhance the areas in which we operate.
